Maintenance Requests

At Blue Forge Property Management, the safety and well-being of our residents is our top priority. Emergency maintenance is available for issues that pose an immediate threat to health, safety, or property.

What Qualifies as Emergency Maintenance:

Please contact us immediately if you are experiencing any of the following:

  • No heat during freezing temperatures
  • Gas leaks or smell of gas
  • Fire or smoke [call 911 first] 
  • Major water leaks, flooding, or burst pipes [if possible, turn off water meter]
  • Severe sewer backups
  • Electrical issues that pose a fire hazard (sparks, exposed wires, power outage affecting safety - report to the electric company)

What Does Not Qualify as an Emergency:

The following issues, while important, do not require emergency service and will be addressed during normal business hours:

  • Dripping faucets or slow leaks
  • Clogged sink or tub (unless overflowing)
  • No hot water (unless it is the only bathing option and can't be resolved quickly)
  • Pest concerns (unless they pose an immediate health risk)

For emergencies that occur outside of normal business hours, please call 601-380-1490 (Gloria) or 601-552-4232 (Shanice).

For all other maintenance requests, please submit a work order through your tenant portal or contact our office during regular business hours at 989-442-7747.
